To read, understand and interpret blueprints, drawings, floor plans, schedules and manufacturers' operating and/or maintenance specifications as they relate to electrical, mechanical, plumbing, HVAC and special equipment, building structures and finishes. To maintain, operate and perform minor and major repairs, modifications, replacements and installations on boilers and boiler support equipment and systems such as feed water pumps, chemical feed pumps, deaerators, heat exchangers, compressors, valves, safety devices, controls, and other support equipment. To perform preventive maintenance which includes cleaning, inspecting, troubleshooting, adjusting, tightening, replacing, lubricating, reporting problems, and other similar tasks on boilers and boiler support equipment.
Essential Accountabilities:
Performs duties and responsibilities of the General Mechanic including performing minor, routine and preventive maintenance including operating, cleaning, inspecting, adjusting, tightening, replacing, lubricating, reporting problems, etc., on electrical and mechanical equipment, plumbing systems, and fixtures, and building structures and furnishings.
Performs boiler efficiency tests by analyzing fuel combustion, exhaust gases and flame characteristics, and uses this analysis to adjust and calibrate boiler operation for maximum performance and efficiency.
Installs, tests, calibrates, and maintains boiler control systems and devices to include combustion water treatment, safety and building automatic temperature controls. Uses test instruments to calibrate devices, test systems, performance and diagnose problems.
Maintains, repairs, modifies, installs, and replaces control components including valves, dampers, controllers, relays, control panels, sensors, transmitters, meters, etc.
Inspects boilers and boiler support equipment on a regularly scheduled basis and records observed performance data. Tests boiler water for suspended solids and hardness levels and adjusts chemical feed apparatus accordingly. Performs chloride, alkalinity, and pH tests on boiler water.
Maintains, repairs, modifies, replaces, and installs boiler and boiler support equipment to include water and fireside tubes, refractories, exhaust systems, pumps, motors, valves, compressors, heat exchangers, and related systems. Documents all work performed.
Maintains a clean and orderly boiler room and paints boiler room surfaces and equipment when needed.
Assists contractors working on boiler room and building systems projects and assists insurance inspectors and other inspecting agencies performing boiler and boiler support equipment inspections.
High School diploma or GED and 3 years of related experience.
Driving record should meet University underwriting guidelines to drive vehicle in performance of university business. Current underwriting guidelines include possession a valid driver's license, issued in the United States; at least 21 years of age; at least three years of driving experience; maintain an acceptable Motor Vehicle Record (MVR).

Possess the necessary physical requirements, with or without the aid of mechanical devices, to safely perform the duties and responsibilities of this position in a timely manner to include:
Lifting and carrying a minimum of 50 pounds.
Climbing stairs, ladders, and scaffolding, and working at heights above thirty (30) feet.
Perform tasks requiring bending, stooping, kneeling, climbing, and walking significant distances between and within buildings on campus.
Working within extreme temperature and humidity ranges with a variety of materials.
Working in confined spaces
