Oversee and direct the operations of the Electrical Shop unit.
Communicate responsibilities to the staff to ensure understanding of their responsibilities to meet objectives, policies and procedures.
Plan, estimate and schedule corrective work requests and project work in accordance with University and FM priorities and customer needs.
Use a computerized maintenance management system (CMMS) to manage work orders and projects. Utilizing the labor scheduler to lock in the following weeks PM's and WOs by Thursday the week before
Ensure your shop is trained on RCM, CBM, PMs and maintenance management techniques
Work with engineering to improve Asset Management Program.
Develop and implement short and long range plans relative to improving operations, maintenance, or availability of physical plant assets.
Maintain proper record keeping and accountability through periodic inventories, reviews and audits.
Prepare internal and external reports as required.
Respond promptly to emergency situations, keep superiors advised, and call upon the resources required to resolve the situation.
Maintain a working knowledge of facilities and systems and equipment, and prepare plans and specifications for contracted or in-house equipment repairs, replacement or service, and oversee proper execution.
Develop processes for RCM, CBM procedures to supplement the PM process, and monitor and evaluate preventative maintenance schedules and procedures to maximize asset availability and cost effectiveness.
Develop and execute an annual low voltage (50V – 600V) and a medium voltage (15KV) RCM, CBM, PM program in conjunction with the Facilities Management Electrical Engineer in accordance with NFPA 70B.
Maintain a highly effective rapport with the various units on campus and with inspectors and contractors.
Partner with the Facilities Management Electrical Engineer to improve communication with the campus stakeholders.
Review and develop building and departmental access plans.
Minimum Experience / Education:
High school diploma or equivalency and six years of experience in high voltage distribution operations, and/or Commercial/Industrial Electrical installations, of which 2 year is supervisory; or equivalent combination of training and experience.
Preferred Education Skills and Experience:
Graduation from high school and eight years of experience in high voltage distribution operations, and or Commercial/Industrial electrical installations including three years of supervisory experience; or an equivalent combination of experience, training, and education. Graduation from Technical Trade School preferred.
Five years' supervisory experience in a large maintenance organization and/or operation field (managing tasks similar to ones listed in this job description).
Prior work experience in a large maintenance organization.
Experience working directly with customers and contractors to determine needs while providing excellent customer service.
Proven ability to work in a fast-paced organization with competing and conflicting priorities.
