Essential Duties and Responsibilities:
The Housing Operations Facilities Maintenance Mechanic is independently responsible for the repair and maintenance of Heating and Cooling systems and equipment in his assigned zone.
Duties of the position include:
Using electrical test devices to troubleshoot and repair electrical control circuits.
Can independently overhaul small reciprocal compressors.
Checks accuracy and calibrates electrical, pneumatic, electrical and electronic control systems.
Troubleshoots control circuits and replaces faulty thermostats, wiring, and control devices.
Performs preventive maintenance on air conditioning, refrigeration, ventilation and exhaust equipment.
Adjusts and balances air distribution systems to achieve function desired and maximum energy efficiency.
Check all operating characteristics of chillers, cooling towers, air handling units and associated HVAC equipment for efficient operation while maintaining temperature and humidity control in the assigned buildings according to present schedules/set points.
Install HVAC units, wire controls, and fabricate and install ductwork and associated piping.
Remove and replace controlling valves, joints, or lengths of pipe for heating/chilled water, and steam distribution systems.
Certified to work with refrigerant.
Experience in electrical both high voltage 230/460 volt 3-phase) and low voltage (24-110 volt controls).
Experience installing HVAC units, wire controls, and fabricate and install ductwork and associated piping.
Experience removing and replacing controlling valves, joints, or lengths of pipe for heating/chilled water, and steam distribution systems.
Experience overhauling small reciprocal compressors. Checks accuracy and calibrates electrical, pneumatic, electrical and electronic control systems.
