Purpose of the position This position has responsibility for maintenance and operation of campus facilities in specialized areas such as: buildings and components; underground services; electrical systems; heating and steam distribution systems and mechanical environmental control systems. The University of Minnesota Morris (Morris) has been in the forefront in adopting renewable energy technologies and achieving energy efficiency. Two wind turbines can generate all of the campus electrical needs on windy days and meet about 60 percent of the campus annual electrical load on average. The campus biomass heating and cooling plant displaces fossil fuel with locally obtained biomass, like corn cobs, that is grown locally to heat and cool the campus. A solar thermal array heats the RFC’s recreational pool, keeping about 15 tons of CO2 out of the atmosphere annually. An additional array provides electricity for the Green Prairie Community residence hall. Morris has been recognized nationally for efforts to reduce our carbon footprint and this position plays a key role in helping to continue these efforts to reach our campus goals. Job duties A. Combined Heat and Power Operations and Systems Percent Time 40 % • Train all operators on both absorption and electrical chillers and the cooling tower operation ? Train all boiler operators on biomass, steam turbine and combined heat and power operations ? Monitor preventive maintenance and repairs to campus steam and chilled water distribution systems and HVAC equipment throughout campus. • Maintain records on water treatment and waste management ? Provide preventative maintenance and annual inspection on all pressure vessels ? Work with U of MN insurance underwriter on all inspection programs ? Work with Otter Tail Power on high voltage and secondary electrical distribution systems ? Manage cost of production for all energy consuming operations ? Manage and change control algorithms for biofuel systems ? Manage waste water recycling operations • Planning, Scheduling and implementation of biomass boiler • Coordinate biomass operations and steam turbine production to meet energy and heating/cooling needs for campus. • Montior and control emissions biomass and combined heat and power plant • Collaborate with U of M TC energy management team for controls upgrades and metering equipment
B. Supervision Percent Time 35% ? Prioritize schedules, and reviews maintenance and operation of assigned areas of the campus’ ? Supervise electricians, including the master electrician for the campus, HVAC, plumbers, and boiler operators. • Review and assign work to trades and licensed M&O staff ? Provide M & O services to all academic and auxiliary services on campus ? Use compass work order system to manage work requests ? Hire, reward, promote, and discipline employees in the unit ? Train all employees in department on safety training and emergency response procedures ? Coordinate work request with trades and grounds crews ? Coordinate wind turbine certification and routine inspection programs ? Provide resource information for personnel development and university policies ? Conduct annual performance reviews ? Provide project by project cost accounting ? Respond to first level grievances ? Manage in-house trades projects ? Manage emergency generator testing program ? Manage and certify high voltage training and secondary electrical distribution training
C. Inventory and procurement. Percent Time 15 % ? Maintain critical supplies inventory ? Use U of MN procurement tools to insure best practices in material management ? Maintain equipment replacement program ? Check builds for hazardous material prior to issuing work permits ? Provide timely repair and maintenance services
D. Administration Percent Time 10 % ? Prepare and submit emissions reports and necessary paperwork to Minnesota Pollution Control Agency, including reports for biomass emissions. • Provide energy and labor costs for academic and auxiliary buildings ? Maintain a maintenance repair record on key mechanical equipment ? Maintain quality control program on all biofuels delivered to the plant ? Control and program all point to point digital control systems ? Manage annual fire and smoke alarm testing programs ? Work with fire and building code inspectors to insure compliance • Maintain back up files on all digital control programs ? Manage web based scada access to building operations ? Track all utility expenses ? Manage vacation, sick leave and holiday schedules ? Mange accident reporting and worker’s compensation claims ? Specify, contract and award outside contractors’ work • Work with students, faculty, staff and visitor with interest in learning about or research our systems.
The University of Minnesota Morris Facilities Management seeks a Maintenance and Operations Supervisor. This is a twelve month, 40 hours week/100% time, Monday - Friday, 7:00 am - 3:30 pm position and reports to the Vice Chancellor for Finance and Facilities. The qualifications are as follows:
Essential knowledge, skills and abilities BA/BS plus at least 4 years experience or a combination of related education and work experience to equal eight years. Must have experience operating high pressure boilers, repairing mechanical equipment and a strong understanding of HVAC systems and controls. Must be able to follow detailed written work orders, plans and drawings. Experience working with associated controls software and computers. Must have a minimum of 1st Class A Engineer license or ability to obtain that licensure in a reasonable time period to be negotiated at the time of hire.
Preferred knowledge, skills and abilities Additional training in boiler operation, understanding on new HVAC systems and creative uses of feedstocks in gasification. Experience or understanding of controls and metering systems.
